DOCA is a project whose architectural and construction design was developed in partnership with the University of Aveiro, based on the Passive House concept. The building combines passive solutions, carefully designed glazed openings, and sun-shading elements, oriented according to solar exposure, with construction systems featuring generous thermal insulation and airtightness.

These passive strategies are complemented by high-efficiency mechanical systems, including advanced heating, cooling, and domestic hot water equipment, as well as a ventilation system with heat recovery that ensures constant air renewal and filtration within the apartments. This creates an interior environment cleaner of dust, viruses, bacteria, pollen, and other fine particles.

The result is a building with outstanding thermal comfort throughout the year, acoustic comfort, and high indoor air quality, achieved with minimal energy consumption, as confirmed by the positive experiences of our residents.
